ARCH Financial is a mortgage broker, and as a broker, we are really intermediaries between you and the lenders we work with. These lenders have competitive rates and ARCH Financial can pass this benefit on to the consumer directly.
This week, we're excited to bring you a program designed to provide relief to buyers at a time when mortgage interest rates are at an all-time high. We introduce Buydown, a solution with options of 1, 2 and up to 3 years.
Imagine 2-1 Buydown: a financing method that reduces the interest rate on your mortgage for the first two years before returning to the standard rate. Generally, you will enjoy a decrease of two percentage points in the first year and one percentage point in the second year.
That is, if the current interest rate is 8%, with the Buydown, you will only pay 6% during the first year and 7% in the second. For the third year, you will return to the initial rate of 8%. This gives you the opportunity to wait for rates to drop and, if you wish, refinance. Best of all, in most cases, financing costs are borne by the seller, not you!
